Ryedale House, York

Ryedale House is a distinguished residential development comprising 77 residential and 3 commercial units, located in the heart of York City Centre. NIAM Property is responsible for the comprehensive management of the building, including the administration of an annual service charge budget of £250,000. Our services encompass health and safety compliance, building maintenance and servicing, insurance management, financial oversight and accounting, leaseholder advice and administration, and community engagement. We are committed to maintaining the highest standards of excellence, ensuring a secure, well-maintained, and harmonious living environment for all residents.

NIAM Property became our managing agent in January 2025. We are a Residents’ Association for a large block of apartments, with quite complex issues and administrative complications. We had previous experience of working with Andrew, and were delighted to have him contracted as our managing agent. We find him open, honest and transparent with information. He has addressed many of the issues in our building with professionalism and integrity. His communication is efficient and timely, and his attention to detail has enabled significant cost savings. Borrage Hall, Ripon

Borrage Hall is an exclusive residential development comprising 11 units, situated near the historic city of Ripon. Originally converted in 2016, the property benefits from professional day-to-day management by NIAM Property. In addition to overseeing daily operations, we have implemented a strategic long-term maintenance programme designed to support leaseholders in establishing a strong budget and maintenance plan. This ensures the building is maintained to a high standard and remains fully compliant with all relevant regulations. Through effective and quality management, we safeguard the value of each unit and promote long-term appreciation.
